Here I am writing edition eleven of our Tips and Sips and thinking about the upcoming 4th of July weekend. Trying to get this out a bit early so we can include events for the holiday in our calendar section. We will be off for the lake enjoying? the crowds, lake traffic and some fun in the sun with family and friends. Hope you have a joyous celebration as well.


This month we want to talk about REFERRALS.

I am going to be honest, this tip can be beneficial for you and for the Blankenship Team. If you have been thinking about buying a lake house, a condo at the beach, a piece of property for your college student to live in away from home, or helping your parents downsize out of state but not sure how to go about finding a good realtor, let us help.

Just give us a call and tell us where you are looking. We will talk to other agents, send emails to local offices, gather recommendations, and check statistics in the preferred areas. We will then contact the recommended agents and interview them for you. Once we have several that look good to us we will pass the information to you.

You can make the final choice.

Yes, you could do all those things yourself, but why? Our contacts and network will be a huge benefit in finding highly qualified real estate professionals to help you, we will do all the leg work, and in addition, asking us for our help costs you nothing.

Of course, here is the honesty thing again—we benefit by getting part of the sales commission if you purchase a piece of property. That said, it does not raise your costs in any way!

Fourth of July weekend calls for Red, White and Blue drinks!! Honesty again, I am not a fan of blue drinks!!

But, here goes!

Red, white and blue layered drinks

  • Make a pitcher of your favorite frozen drink, margarita, daiquiri, vodka lemonade—anything will work.
  • Once blended, pour 2/3 of the mixture into another pitcher and pour the remaining frozen cocktail into the bottom of your glasses.
  • Pour half of the remaining mixture back in the blender and add frozen or fresh strawberries or strawberry puree and blend. Pour on top of the first layer.

Pour the remaining mixture back in the bender and add a splash of blue curacao and blend. Pour on top and enjoy your red, white and blue creation.

Yea, it seems like a lot of work to me too!! How about just adding a strawberry and a couple of blueberries to a toothpick and sticking it in the original drink. Much easier!

White Wine Berry Sangria

  • One bottle dry white wine
  • 1 cup lemon-lime soda
  • 1 cup raspberry vodka
  • ¼ cup of brandy
  • Chopped strawberries, whole raspberries and blueberries

Pour all ingredients in a pitcher. Place strawberries and raspberries in a glass and muddle lightly and top with sangria and blueberries. Or just place all the fruit in the sangria and let it soak for a while. Good either way!!

Americano (a good red drink)

  • 1 ½ ounces of Campari
  • 1 ½ ounces sweet vermouth
  • 3 ounces of soda water

Fill glass with ice and garnish with an orange slice

Red, white and blue martini

  • 2 ounces vodka
  • 6 ounces mandarin orange sparkling water
  • 1 tsp grenadine

Pour over ice and garnish with a few blueberries on a toothpick or skewer.
